North Port is the strongest seller's market of the three cities I work most closely, and it is also the one most often priced off the wrong data. Here is what selling here actually looks like right now.
As of June 2026, the median sale price in North Port was $339,815. Homes went under contract in a median of 57 days and sold at about 97.5% of list, roughly 2% under asking - the tightest spread of the three cities I work. On Redfin's competitiveness scale North Port scored 42 out of 100, against 27 for Port Charlotte and 14 for Punta Gorda.
Here is what most North Port sellers get wrong: North Port is in Sarasota County, not Charlotte County. That matters more than it sounds. Sarasota County reports are weighted heavily by Sarasota and Siesta Key - the county single-family median was $493,500 in July 2026, roughly $150,000 above North Port's own median. Price off a Sarasota County report and you list high, sit, and chase the market down. Price off a Charlotte County report and you leave money behind. You need North Port figures, not county figures from either county.
One structural note on inventory: as of July 2026, Sarasota County had 3.9 months of supply for single-family homes and 5.6 months for condos and townhomes. Under six months is generally considered a seller's market. Single-family is meaningfully tighter than attached product, which tracks the statewide pattern.
Flood disclosure. Florida's written flood disclosure requirement applies statewide, not just on the coast, and it must be delivered at or before contract execution. Since October 1, 2025 it covers any flooding that damaged the property during your ownership, any flood claim with any insurer including the NFIP, and any flood assistance including from FEMA. The statute's definition of flooding includes unusual runoff accumulation and sustained standing water from rainfall, which is exactly the profile of a lot of inland North Port lots after a heavy season.
Permits. North Port permits run through Sarasota County and the City of North Port rather than Charlotte County, so the lookup is different, but the problem is identical. Post-Ian repair work left a large volume of permits open across the region, and an open permit surfaces during title work and stops the closing. Florida law says an enforcement agency may not deny a permit or penalize a new owner solely because a prior owner left a permit unclosed, and substantially complete work can often be closed under the code in effect when it was filed. Find it before you list, not two weeks before closing.
Roof age and insurance. Under Florida law an insurer cannot refuse to write or renew a policy solely because a roof is under 15 years old. At 15 years or older you are entitled to an inspection, and roof age alone cannot be the basis for refusal if that inspection shows five or more years of useful life remaining. Before you replace a roof to make a sale happen, get the inspection. It is frequently the cheaper answer.
I work both sides of the county line, which means I price North Port off North Port - not off a Sarasota County report that includes Siesta Key, and not off a Charlotte County report that does not include you at all. I pull your permits and your flood zone before we set a price, not after you are under contract. And in a market closing at 97.5% of list, I will tell you honestly which pre-listing repairs earn their cost back and which ones do not.
