North Port is the tightest of the three markets I work most closely, and the one where buyers most often start from the wrong numbers. It also has a set of local rules that do not exist thirty minutes south. Here is what to know before you write.
North Port is in Sarasota County, not Charlotte County, and that single fact throws off more buyers here than anything else. Sarasota County reports are weighted heavily by Sarasota and Siesta Key: the county single-family median was $493,500 in July 2026, roughly $150,000 above North Port's own median. A buyer who reads a county report and concludes North Port is a bargain is comparing two different places.
The actual North Port figures: as of June 2026 the median sale price was $339,815, homes went under contract in a median of 57 days, and the typical sale closed at about 97.5% of list - roughly 2% under asking, the narrowest spread of the three cities I work. On Redfin's competitiveness scale North Port scored 42 out of 100 against 27 for Port Charlotte and 14 for Punta Gorda. Sarasota County had 3.9 months of single-family supply in July 2026 and 5.6 months for condos and townhomes, and under six months is generally considered seller-favorable. Expect less room than you would get in Port Charlotte.
North Port has thousands of platted vacant lots, and they are not interchangeable. The single most expensive surprise is scrub jay habitat. The Florida scrub-jay is federally protected, and the City of North Port maintains a Parcel Identification List and a Scrub Jay Interactive Map so you can check whether a specific parcel is in habitat.
If it is, applicants for development orders are required to consult with the U.S. Fish and Wildlife Service and provide documentation. Once a building or earthmoving permit is submitted, USFWS reviews it, and where negative impacts are identified, strategies for avoidance, minimization or mitigation are required. Land occupied by the scrub-jay may need a federal incidental take permit before you can clear or build. On top of that, scrub jay nesting season runs March 1 through June 30, and land clearing or underbrush removal is prohibited during that window.
None of this makes a lot unbuildable, and plenty of North Port lots are not in habitat at all. But it can add months and cost to a build, and it is the kind of thing that should be settled during your due diligence, not after you own the land. Check the parcel before you write, and if it is in habitat, call the USFWS Florida Ecological Services Office at (352) 448-9151 and find out what you are actually looking at.
North Port property owners inside the Road and Drainage District pay a non-ad valorem assessment that rides along on the annual property tax bill. It is not based on your property's value - it is a charge for services based on the estimated benefit to the parcel, and it funds road maintenance, drainage infrastructure and administration on a fiscal year running October 1 through September 30.
For fiscal year 2025-2026 the components were $8.07 per parcel for administrative services, $18.83 per road unit for base road services and $73.42 for enhanced road services, and on drainage $47.87 primary, $36.69 secondary and $106.21 tertiary per drainage unit. What any one property actually pays depends on which components apply and how many units it carries. There is a separate solid waste district assessment as well. Ask for the current tax bill, not an estimate, and look below the millage line.
Do not skip the flood question because a property is inland. Florida's written flood disclosure requirement is statewide, and the statute's definition of flooding includes unusual accumulation of runoff and sustained standing water from rainfall - which describes a lot of inland North Port lots after a heavy season. The seller must disclose flooding during their ownership, any flood claim with any insurer including the NFIP, and any assistance including from FEMA. Read it before the inspection.
Permits here run through Sarasota County and the City of North Port rather than Charlotte County, so the lookup is different, but open permits from the post-Ian repair wave are just as common and will stop a closing the same way. Florida law protects you from being penalized for a prior owner's unclosed permit, but check it during your inspection period anyway.
